Gas Safety Check reminder

We will send you a Gas Safety Check reminder every year. The consequences of an ill-maintained old boiler leaking carbon monoxide don’t bear thinking about.

Landlord’s Responsibilities.

Under the Gas Safety (installation and Use) regulations, 1998, you are responsible for arranging the maintenance of all pipe work, appliances and flues provided for the use of tenants. The work has to be carried out by a GAS SAFE registered installer.

Annual Gas
Safety Check.

Landlords are also required to get a Gas Safety Check every year by a GAS SAFE registered Installer who will issue a certificate.

Using a Letting Agent?

If you use a letting agent then you need to decide who is responsible for the gas maintenance and safety check. It should be clearly stated who this is in the management contract. The same duties apply if it is the Letting Agent’s responsibility.

Using LPG?

Exactly the same regulations apply for LPG appliances as for natural gas. You can find more detailed information on the Government’s health and safety executive web site. www.hse.gov.uk.
